How Our Syndications Work
1. Identify Opportunity
We source value-add multifamily properties, often off-market, with strong upside potential and minimal risk exposure.
2. Due Diligence & Underwriting
We perform deep market research, conservative financial modeling, and physical inspections to ensure the deal meets our strict investment criteria.
3. Structure the Deal
We form a syndication entity where investors become passive limited partners, while Geoliv manages the asset as the general partner.
4. Capital Raise
We present the opportunity to qualified investors, providing detailed projections, business plans, and legal documentation.
5. Acquisition & Execution
Upon closing, we immediately implement our value-add strategy—renovations, management improvements, and income optimization.
6. Ongoing Management
Through LIV Property Management, we oversee operations, maintain tenant satisfaction, and provide regular updates and financials to investors.
7. Exit Strategy
After the business plan is executed—typically 3–7 years—we aim to sell the property at a profit, returning capital and profits to investors.
